The annual congress for the shopping centre and retail property industry, the Swiss Council Congress 2020 (SCC), took place on 18 September 2020 in the metropolitan area of Zurich. Here we present the most important findings.
Rental models will change, and this could mean short-term rents with fixed rents. These could be turnover or frequency rents. New forms of management such as the increased use of space as pop-up stores are disrupting the market, bringing flexibility, efficiency and maintaining or even increasing frequency. "Pop-ups came to stay," claimed Chalid A. El Ashker, founder and CEO of Pop-up Shops, an online platform for short-term rentals with around 2000 formats in Switzerland and abroad. "Operationally, you have to adapt a lot, instead of negotiating for eight weeks, you get confirmed within seven days. It's all about a clear rental profile and pricing," says Ashker. As examples he cited Muji or UPC in the Glattzentrum, which started as a pop-up and are now a fixed area.
